How the recommendation gets made

A leak does not automatically mean the roof needs replaced. Depending on what the inspection finds, the right answer may be a targeted repair, a coating system that adds fifteen to twenty years for a fraction of replacement cost, or a full replacement when the deck and insulation are no longer sound.

Determining which one requires getting on the roof, locating the actual point of entry, and checking the condition of the insulation and deck beneath it. That inspection is free, and the recommendation comes before the number.

A reflective roof costs less to run

Dark asphalt reflects almost nothing. On a July afternoon it sits near 180 degrees and pushes that heat into the building your air conditioning is fighting to cool.

What types of buildings do you work on?

What kinds of commercial roofs do you work on?

Single-ply membranes including TPO, EPDM, and PVC. Coatings and restoration systems including acrylic, silicone, and spray polyurethane foam. Metal roofing, both new and restored. And commercial-grade shingles, which come up most often on multifamily and church buildings.

Do you handle multifamily properties?

Yes. Apartment buildings, condo associations, and managed portfolios are a regular part of our work. Multifamily has its own constraints, mostly that tenants are living underneath while the work happens, and we plan around that.

Should I repair, coat, or replace?

It depends on what the inspection finds. If the deck and insulation are dry and the structure is sound, a coating or restoration typically costs considerably less than replacement and carries a manufacturer warranty. If the deck is compromised or the insulation is saturated across a large area, replacement is the appropriate specification.

How long does a commercial roof project take?

Coatings and restorations usually run days rather than weeks and your building stays open the whole time. A full replacement takes longer and involves tear-off. We give you a schedule before anything starts.

Will we have to shut down while you work?

On a coating or restoration, no. Crews work overhead and your operation runs normally underneath. On a tear-off and replacement there is more coordination involved, and we phase the work to keep as much of your building running as possible.
