Metal roofs rarely fail in the middle of the panel. They fail at the seams, the fastener heads, and the penetrations, which means most of them have far more life in them than the leak suggests.

Surface rust
Rust is not a death sentence
An old screw-down metal roof with surface rust and backed-out fasteners looks worse than it is. As long as the panels and the purlins underneath are sound, it treats and restores well.
What disqualifies a metal roof is corrosion through the panel or into the structure. That we can see in an hour on the roof.
Retrofit
Going over the top
A retrofit system installs new metal over the existing roof, often adding slope and insulation in the process. It solves ponding on a flat or near-flat roof without the exposure of a tear-off.
It is the more expensive option compared to coating, and the cheaper one compared to full replacement.
